• Backer board screws if required
• Backer board seam tape if required

Safety

• Wear eye protection, gloves, and knee pads during installation.
• Use a dust mask or respirator when cutting tile or mixing dry mortar and grout.
• Keep hands clear of tile cutter and wet saw blades, and follow the tool manufacturer instructions.
• Lift tile boxes carefully and avoid overloading yourself.
• Clean up wet mortar, water, and tile pieces promptly to reduce slip and trip hazards.
• Do not tile over a subfloor with moisture damage, major movement, or significant unevenness; stop and get professional advice.

Steps

1. Step 1: Plan the layout and inspect the floor

   • Measure the room and calculate tile quantity, adding extra for cuts and waste.
   • Dry-lay a row in both directions to avoid ending with very narrow edge pieces.
   • Mark reference lines at the center or from the most visible wall so the layout stays square.
   • Inspect the subfloor for cleanliness, flatness, dryness, and structural soundness.

Check: You have enough tile and setting materials for the job. · The planned layout avoids awkward small slivers at walls or doorways. · Reference lines are square and easy to follow. · The subfloor is dry, solid, and suitable for tile.

2. Step 2: Prepare the subfloor

   • Remove debris, old adhesive residue, and dust so mortar can bond properly.
   • Correct minor low or high spots so the floor is flat within the tile manufacturer's tolerance.
   • Install the required underlayment or cement backer board if the floor assembly needs it.
   • Tape and treat backer board seams as required by the product instructions.

Check: The floor is clean and dust-free. · The surface is flat enough for the tile size being installed. · Underlayment or backer board is installed securely if required. · There is no visible bounce, rot, or moisture damage in the floor.

3. Step 3: Mix the thinset mortar

   • Read the mortar instructions and mix only the amount you can use within its working time.
   • Add water in the correct ratio and mix until smooth.
   • Let the mortar slake if required, then remix before use.

Check: The mortar is smooth and holds ridges when troweled. · You know the product's open time and working time. · You are mixing manageable batches, not oversized ones.

4. Step 4: Spread mortar and set the first tiles

   • Use the flat side of the trowel to key mortar into the floor, then comb it with the notched side.
   • Work in small sections so the mortar does not skin over before tiles are placed.
   • Set the first tiles along the reference lines and press them firmly into the mortar.
   • Use spacers to maintain even grout joints and tap lightly with a rubber mallet if needed.

Check: Mortar ridges are consistent and fresh, not dried on the surface. · The first tiles follow the layout lines accurately. · Grout joints are even and consistent. · Tiles are firmly bedded without rocking.

5. Step 5: Continue tiling and make cuts

   • Keep laying full tiles first, checking alignment and surface height as you go.
   • Cut edge and obstacle pieces with a tile cutter or wet saw as needed.
   • Leave the recommended perimeter gap at walls and fixed objects for movement and coverage by trim or baseboard.

Check: Rows stay straight and square across the room. · Adjacent tile edges are level within an acceptable range. · Cut pieces fit neatly without forcing. · Perimeter gaps are left where needed.

6. Step 6: Let the tile cure

   • Avoid walking on the newly set tile for the mortar cure time listed by the manufacturer.
   • Protect the area from traffic, vibration, and water during curing.

Check: Tiles do not shift when lightly checked after cure time. · The floor has remained undisturbed during curing. · The mortar has cured for the full recommended period before grouting.

7. Step 7: Grout the joints

   • Mix grout according to the instructions.
   • Pack grout into the joints with a grout float held at an angle.
   • Remove excess grout from the tile face with the float.
   • Wipe the surface with a damp sponge after the grout begins to firm up, rinsing frequently.
   • Buff off haze after the grout dries to a haze.

Check: Joints are fully packed with no voids. · Tile surfaces are cleaned without washing out the joints. · Grout lines are uniform in depth and appearance. · Haze is removed after initial drying.

8. Step 8: Finish and protect the floor

   • Apply grout sealer if the grout product requires it and only after the recommended cure time.
   • Install transition strips or trim as needed.
   • Wait the full recommended time before heavy traffic or wet cleaning.

Check: Any required sealer has been applied correctly. · Transitions are secure and edges are protected. · The floor has cured long enough before normal use.
